Anduril Gobbles Up Another 15 Acres in Costa Mesa

Hive Live is a no-go. The 14.6-acre Susan St. office campus (the former HIVE/L.A. Chargers HQ) was sold on Oct. 1st to Drawbridge Realty, which immediately signed a 15-year lease with neighbor Anduril Industries. That wipes out Legacy Partners’ 1,050-unit mixed-use plan (three five-story residential buildings, ~1,756 parking spaces, 3,692 sq. ft. of retail, ~7.7 acres of open space). A document reviewed by The Daily Pilot pegs the sale at $77.9M. City hearings on Hive Live had been quietly continued, but the developer confirmed the project is no longer moving forward. Mayor John Stephens called it disappointing for housing but a win to keep Anduril—a prolific employer and tax revenue source—invested in Costa Mesa.
